We have designed several listing programs that enable our clients to profit as much as possible from the sale of their home by minimizing their out of pocket commission costs.   We also provide fee for service for clients who may be relocating out of state and need to profit as much as possible from their sales transaction.   Below are details on each of our listing programs.

Listing Program Seller Cost
Zero Commission Program- We will enter home into MLS and waive the 3% listing fee, if seller uses SmartSource Realty as buyer's agent to purchase another home in the surrounding Austin, Houston, or San Antonio markets. 0%
If seller finds buyer or buyer has no agent, no buyer's agent commission or listing commission is paid. No upfront costs.
Move-DOWN Program- We will enter home into MLS and waive the 3% listing fee, if seller uses SmartSource Realty as buyer's agent to purchase another home in the surrounding Austin, Houston, or San Antonio markets. 3%
Seller to pay 3% buyer's agent commission only. No listing fee paid. No upfront costs.
Move-UP Program- We will enter home into MLS and waive the 3% listing fee if seller uses SmartSource Realty as buyer's agent to purchase another home in the surrounding Austin, Houston, or San Antonio markets. 3%

Seller to pay 3% buyer's agent commission only. No listing fee paid. No upfront costs.
Fee For Service Program- SmartSource Realty will provide market analysis, enter home into MLS, provide sign and lockbox, and negotiate contract when received. $850 plus 3%

Seller to pay $600 when home is placed on market and $250 at closing. Seller to pay a 3% buyer's agent commission.

 

The zero listing programs target motivated sellers who need to sell their home quickly and maximize the profit from their sales transaction. Here is how the zero listing programs work. SmartSource Realty will provide a comparative market analysis of your current home and recommend a selling price based on sales of other homes in your neighborhood. We will enter your home into MLS at fair market value. There will be no listing commission paid, so your listing agreement contract will only have a 3% commission payable to the agent who brings a buyer for your home provided the seller uses SmartSource Realty as their buyer's to purchase another home in the Austin, Houston, or San Antonio markets.This program will reduce selling commissions by 50%. If the seller is able to find a buyer, or no other agent is involved, then the seller will pay no commissions to sell their home provided they use SmartSource Realty as agent to purchase another home.

Leasing
Our investors can choose whether they need assistance in just leasing their properties, or have us manage or sell them as well. We provide very aggressive marketing programs that give our investors an edge in leasing their properties. Below are some of the services that we provide for our investors:
  • Take pictures and place each listing on our web site at www.warrenrealty.com. This produces better quality tenant leads because they can preview your home before we show it.
  • Provide commission savings in the event we lease your home without using a tenant agent.
  • Provide frequent activity reports showing you current active, pending, and leased properties. This will keep you informed of the lease market and will help lease your property quicker.
  • Since we are within a few miles of your property, we aggressively show your property in a timely manner when we receive tenant inquiries. Most tenants lease another home, because the listing agent did not respond in a timely manner to a tenant inquiry or call.
  • Place property in Austin Multiple Listing Service and www.austinhomesearch.com.
  • Handle tenant move-ins, inspections, repairs, move-outs.
  • Pay homeowners fees, repairs, etc. (with our property management option.)
  • Prepare electronic monthly and annual owner statements.
